  • Preferred building heights ranging between 15m and 29m, with mandatory Floor Area Ratio controls ranging between 3:1 and 4.5:1
  • Sensitive interfaces to the residential properties along Montgomery Street and Ascot Vale Road

Streetscape

  • Separated bicycle lanes on both sides of Ascot Vale Road
  • More trees and opportunities for public open space:
    • As part of the redevelopment of one of the large sites (sites above 2,000m2)
    • Part at the Mt Alexander Road Triangle (recently acquired by Council)
